Rental Guideline and Policies

All applications are processed without regard to race, color, religion, sex, handicap or national origin of the applicant.

Credit Check

  • The credit check depends on the type of rental unit.  Applicants do not need to have perfect credit but it can not be bad either.
  • Premium rental units in more desirable neighborhoods will require good-standing credit. 

Civil and Criminal Search

  • Have you ever been evicted?
  • Have you ever been arrested?
  • Have you ever been in litigation with a landlord?
  • We do a sexual predator search.
  • We  do  a national terrorist search.
  • Most rental units require a clean criminal record for at least 5 years.  Typically a DUI or misdemeanors does not mean an applicant is automatically rejected.  However, applicants with violent felonies and recent drug related arrests should not apply and will automatically be rejected.   

Rental History

  • How often were your rental payments late?
  • Did you abide by the terms of your lease?
  • Did you have an outstanding bill at the end of the rental contract?
  • Did you receive any complaints against you or your guests?
  • What condition did you leave the premises in?
  • A previous eviction will not prevent your application from being approved as long as you paid any remaining balance.  However, if you owe any landlord any outstanding bill for any reason , your application will be automatically rejected. 
  • Please note: Roommates, friends and family members are not acceptable references.

Employment and Income Check

  • Are you employed or have another source of income?
  • How long have you been employed or receiving another source of income?
  • Is your income verifiable and at least 3.5 times rent?

Pets

  • Pets are okay if approved by the property owner.
  • Tenants are limited to 2 pets if approved by the property owner.
  • No "high risk" dog breeds will be allowed on the premises.  That includes Pit Bulls, Rottweilers, Dobermans, German Shepherds, or any typical breeds over 75 pounds other than Labs. 
  • Tenants must fill out the Pet Application before animal can be approved.
  • Tenant must pay a one time non-refundable pet fee.

Application and Fees

  • You will need to complete a rental application.
  • Include a copy of a valid driver license or state approved ID
  • Include $35.00 non-refundable application fee per adult. 
  • Fees must be paid by cashier's check, cash, or money order.
  • There is a minimum carpet and unit cleaning charge at the end of tenancy.
  • Upon approval, you will need to pay a non-refundable deposit.  This payment will become your security deposit when you move into the rental unit.

If for any reason that you feel that you may not be approved for a rental unit, please feel free to contact us to discuss your circumstances.  In some cases, a higher deposit or additional terms and conditions may allow for application approval. ​
